Mr. and Mrs. Williamson contacted me looking to replace their old white conservatory with a bright, modern fully glazed Dining Room extension. They wanted a contemporary Belfast home extension that would connect naturally to their Kitchen and provide a comfortable, usable space throughout the year.

The Design Brief for this Belfast Extension


The new Belfast extension was designed to transform how the family uses their home:


  • Contemporary floor‑to‑ceiling glazing to maximise natural light

  • Large sliding door providing full‑width access to the gardens

  • Dedicated dining area for a table and eight chairs with uninterrupted garden views

  • Additional full‑height window added to the Sitting Room to increase natural light and views of the side garden


The result is a warm, inviting, open‑plan space — a fully insulated sunroom‑style extension that performs far better than a traditional conservatory and enhances the flow of the home.

Why Many Conservatories Fall Short


After more than 40 years in Architecture, I understand why homeowners often choose a UPVC conservatory. It can seem like the quick or cheaper option, and many assume Planning Permission or Building Control Approval won’t be required.

However, conservatories rarely perform well long‑term.


Common issues include:


Leaking Roofs


Ageing seals, faulty vents and lightweight materials often lead to water ingress — one of the most common reasons homeowners in Belfast and North Down look to replace their conservatory.


Overheating in Summer


Conservatories can become uncomfortably hot, making them difficult to use during warmer months.


Too Cold in Winter


Without proper insulation, they lose heat rapidly. And if you plan to remove the external doors and heat the space, Building Control Approval is required — something not all conservatory companies make clear.
