Great news that we have received Planning Permission for this extension to a semi-detached home in Bangor, Co. Down. This approval marks a significant milestone, allowing us to move forward enhancing the living space in this charming residence.

The extension is designed to blend in with the existing structure while providing additional room for the family to enjoy.

A Building Control Application has been lodged, which is an essential step in the process of construction. This application ensures that all aspects of the building work will comply with current regulations, providing peace of mind for the homeowners. With this application submitted, we are now eagerly awaiting feedback from Building Control, which will allow us to finalise the construction package.

The next stage will be to commence work on site, which is incredibly exciting, and we are looking forward to the transformation that will take place.

I am confident that this extension will not only enhance the functionality of the home but also increase its overall value, making it a worthwhile investment for the future.

Initial Design Proposals received my client's approval

My clients original wish-list was as follows:

MUST HAVES

  • Original outside wall between middle room and current kitchen removed and floor levelled

  • Downstairs toilet / sink / shower area added, maybe sliding wooden door?

  • Remove outhouses behind current kitchen to extend kitchen back to boundary and out to create a better space

  • New space to include new kitchen. Appliances including a dishwasher, small island with stools, small kitchen table, snug area, smart storage and hidden utility area

  • Include double doors, windows and skylight to bring in lots of light

WOULD LIKE

  • Smarter storage throughout the house - under the stairs, old hot press cupboard and attic space

  • Garden landscaped, fencing around property including the front and wall / pizza oven / back garden beds removed with new shed where pizza oven currently is

  • Gutters and facias replaced

  • New radiators throughout

  • Hall and living room wooden floors and stairs painted

  • Stain glass window front door fixed and door painted

  • Possible attic conversion to create space for a bedroom / office with attic properly insulated
