Planning Application Submitted.


Although the work to this home includes internal alterations and changes to the rear windows and doors, it all falls under permitted development. Even so, we submitted a Planning Application in the form of a Certificate of Lawfulness.


This gives the homeowner formal written confirmation from the council that the work is permitted — and that matters. When the time comes to sell, a buyer’s solicitor will almost always ask for proof of approvals.


Without a certificate, the homeowner is left relying on “It was permitted development, we didn’t need planning permission,” which rarely satisfies solicitors and can lead to delays or unnecessary questions.


Having a Certificate of Lawfulness in place avoids all of that and keeps the paperwork straightforward for the future.

Smarter Space, Better Living


The original layout was divided into smaller rooms, limiting natural light and making the ground floor feel disconnected. By reorganising the internal arrangement, we’ve created a bright, open‑plan kitchen, dining and sitting area, supported by a separate utility room for everyday convenience.


The result feels like a much larger home — all achieved within the existing footprint.
