A Modern Belfast House Extension for Family Living


This project is a great example of how a Belfast house extension can completely transform a traditional semi‑detached home. By extending both the ground and first floors, the property now offers bright, open‑plan living downstairs and a new master suite upstairs — a full rethink of how the home works for modern family life.

Ground Floor: Open‑Plan Living With Light and Flow


The original layout separated the kitchen and dining areas, limiting natural light and restricting movement between rooms.


The new design introduces:


  • A large open‑plan kitchen, dining and family space opening directly to the garden

  • A flat glass rooflight above the dining area for natural daylight

  • A central island with seating, forming the heart of the home

  • A new WC and improved utility layout

  • A smoother connection between the sitting room and family area


The result is a warm, sociable space that feels expansive yet balanced — ideal for everyday living and entertaining.

First Floor: Extended for Space, Comfort and Practicality


The first floor was extended as well, adding valuable space and improving the overall layout.


Key additions include:


  • A new Master Bedroom with Juliet balcony and ensuite

  • A Velux flat glass rooflight above the extension for natural light

  • A reconfigured bathroom with integrated linen cupboard

  • A new Bedroom 4, increasing overall capacity


This extension elevates the home from a three‑bedroom layout to a four‑bedroom family residence with a dedicated master suite — a significant upgrade in both comfort and value.


Exterior: Clean, Modern and Timeless


The rear elevation presents a crisp, modern finish with white render, warm brickwork and soft exterior lighting. The symmetry of the glazing and the subtle roofline integration give the extension a refined, timeless appearance.
