Ballyholme Extension!

One of my latest projects in Ballyholme includes a ground floor rear extension. Also the existing attic hasn't adequate headroom so the roof will be removed and a new second floor / staircase provided to gain an additional two double bedrooms with views out to the sea from the new top floor.

It's going to be a wonderful, superb transformation to this lovely detached home in the centre of Ballyholme, Bangor.

Proposed Rear Elevation

Proposals include the following:

Ground Floor Extension

• Garden room extension open plan from existing kitchen.

• Space for seating area and Dining in the extension.

• Large area of glazing (sliding door) with access to gardens.

• Velux Flat Glass Rooflight to flood new family room with light.

• Corner windows to gain afternoon / evening light.

• New Utility Room with easy access towards garage and driveway.

New Second Floor

• Existing roof with limited headroom / hipped roof therefore new pitched roof.

• Two new double bedrooms

• Shared WC / Shower with new dormer window to maximise headroom.

• Flat roof dormer to maximise headroom, cladding in tiles to compliment roof.

• Double doors with Juliet balconies in each bedroom with views towards sea.
