While GT Building Design specialises in architectural services for home extensions, attic and garage conversions, we cannot provide building warranties in Northern Ireland.
There are several warranty providers that provide building warranties. These warranties typically cover structural defects and workmanship issues for a specified period after construction.
In Northern Ireland, a structural warranty (also known as latent defects insurance) is separate from Building Control approval. While Building Control ensures the work meets minimum safety standards, a warranty covers the cost of repairing structural failures for a fixed term after completion, typically 10 years.
Key Considerations: Some lenders require a structural warranty for an extension or new-build to release funds. Timing is critical and you should arrange a warranty before work starts as providers must inspect key stages.
Note: If you are ready to begin work on-site, you must secure your warranty immediately. Most providers require an application before any foundations are poured, as they need to inspect the excavations to approve the structural integrity from the start.
Required Documents for Application may include:
• Full Plans Approval from your local Building Control and reference number.
• Structural calculations (from an engineer) for any steel beams or foundations.
• Contractor details and their insurance information.
