This blog shares my architectural journey with GT Building Design, shaped by over 40 years of experience across Belfast, Northern Ireland and the UK.

With over 40 years’ experience in architectural design, measured surveys and technical detailing, my work has taken me through some of the most recognisable buildings in Northern Ireland, Scotland and England — including London. Most people know GT Building Design for the private work I do today, but the journey that led here spans decades of freelance work, major public buildings, complex surveys and UK‑wide projects.

Even now, after more than 20 years freelancing for architects, I continue to support architectural practices with detailed drawings, measured surveys and Planning and Building Control packages. This long career shaped how I work, how I draw, and why I created GT Building Design — to bring a calmer, more focused, more personal approach to domestic design.

Architectural Journey GT Building Design - Across Belfast & the UK - 40+ Years in the Industry

My career began long before GT Building Design. For decades, I worked freelance for architects across Northern Ireland — and that freelance work continues today, now spanning over 20 years within a wider 40‑year career.

My role has always been the same: produce the drawings and measured surveys that make their projects possible.

This includes:

  • detailed existing drawings

  • full Planning and Building Control packages

  • measured surveys for domestic, commercial and public buildings

  • projects throughout Northern Ireland, Scotland and England

  • specialist survey work on complex and historic buildings

This long career keeps my technical knowledge sharp, my standards high, and my understanding of architectural practice deep.

Belfast Cathedral, Grand Opera House, Churches & UK‑Wide Projects — Work That Defined My Approach

Some projects stay with you. For me, the big ones weren’t just exciting — they were formative.

I prepared the existing drawings for Belfast Cathedral, a building with layers of history and detail that demand absolute accuracy. I also produced the drawing packages for the new bars at the Grand Opera House in Belfast, a project where heritage meets modern design.

Alongside these landmark buildings, my measured survey work has included:

  • many churches across Northern Ireland

  • projects throughout Scotland and England, including London

  • large and small housing developments

  • Planning and Building Control submissions for new dwellings

  • and most recently, a million‑pound new dwelling

These major projects are not displayed on my website, simply because GT Building Design focuses on private homeowners rather than commercial or public-sector work. But the experience behind them directly shapes the clarity, accuracy and detail I bring to every domestic project today.

Surveying churches and historic buildings taught me how to handle complexity, irregular geometry, hidden details and sensitive structures. Surveying projects across the UK taught me how to adapt to different architectural styles, site conditions and professional expectations.

It’s a combination that gives me a skillset far beyond the typical domestic designer.

Clear, Precise Drawings — Recognised by Building Control and Builders

Over the years, several Building Control officers have commended me for the clarity and precision of my drawings and details. A few have mentioned how easy my information is to assess compared to others.

Builders have said the same. Many have told me that some drawings they receive from elsewhere are so lacking in detail that they have to “make it up” on site — something no homeowner wants.

My approach is different:

  • every line is deliberate

  • every detail is clear

  • every drawing removes guesswork

  • every builder knows exactly what is required

This clarity comes from decades of producing drawings for architects, Building Control and major projects across the UK.

Why I Established GT Building Design — Moving Away from Rushed Commercial Work

After 40+ years in the industry, I know something: commercial architectural work is fast‑paced, deadline‑driven and often rushed. Projects came in thick and fast, and the pressure was always the same — get this one done quickly and move straight on to the next.

Rarely was I given the time to fully focus on each project the way I wanted to.

So I created GT Building Design to move away from that environment and to work differently — with time, care and proper attention to detail.

In the early days, I continued freelancing for several architects while slowly building up my private work. Clients weren’t aware of my services yet, so it took time, consistency and word‑of‑mouth to grow GT Building Design into the practice it is today.

That slow build is exactly why my business works: every project has been shaped by experience, patience and genuine focus.

What This Experience Means for Your Home Project

Working on Belfast Cathedral, churches across Northern Ireland, UK‑wide projects or the Grand Opera House doesn’t make me “too big” for domestic work — it makes me better at it.

Here’s what that experience gives you:

  • Survey accuracy — shaped by years of measuring complex churches and historic buildings

  • UK‑wide experience — projects in Northern Ireland, Scotland, England and London

  • Confidence — I know exactly what Planning and Building Control expect

  • Clarity — drawings that builders understand instantly

  • Experience at every scale — from major public buildings to private homes

  • A calmer, more focused approach — no rushing, no conveyor belt, no pressure to “get it out the door”

  • Ongoing professional practice — I still freelance for architects today, keeping my standards high and my knowledge current

  • 40+ years of industry experience — guiding every decision, detail and drawing.

Whether you’re planning an extension, conversion or a new dwelling, you benefit from four decades of architectural work behind the scenes.

FAQ

What services does GT Building Design provide

I prepare planning and Building Control drawings for domestic projects — including extensions, loft conversions, garage conversions, and internal alterations. I also advise on feasibility, budgets, and design strategy.

Do I need planning permission for my project

Not always. Some smaller works fall under Permitted Development. I’ll check your property’s status and advise whether planning approval is required before drawings are submitted.

What’s the difference between Planning and Building Control

Planning focuses on how your project affects neighbours and the environment. Building Control ensures your design meets structural, fire, and energy standards. I handle both stages so your project moves smoothly from concept to approval.

How long does approval take

Planning approval typically takes 8 - 12 weeks, while Building Control can be faster depending on complexity. I’ll guide you through each stage and keep you updated.

Can you help with design ideas or layouts

Absolutely. I combine technical precision with practical design advice — helping you make the most of your space while keeping the project realistic and compliant.

Do you work directly with builders or architects

Yes. I regularly collaborate with architects, engineers, and builders to ensure drawings are clear, coordinated, and ready for construction.

How do I get started

Just get in touch through the contact form - I’ll review your ideas, discuss feasibility, and outline the next steps.
